We represent no sellers and aren't trying to sell you any in house listings -so we're not going to waste your time trying to show you homes that happen to offer a "double" commission.
When looking at homes with you, we don't sugar coat them. We get right to the problem areas and start asking tough questions. We go for the facts behind the written disclosures. We evaluate these properties with an experienced and skeptical eye. We'll help you find out how much repairs or improvements are likely to cost, and whether "a little paint" is really all the property needs.
Once you've chosen a house you want, we return to the computer to get the prices on what similar homes have recently sold for. We'll help you drive for a good deal on the price and the terms. Since you will have been dealing with us instead of the seller's agent, information about your finances and motivation remains confidential and will not be known by the seller. That is one of the biggest advantages of having your own exclusive buyer's agent from an office that never represents sellers. Once the deal is made, we'll help you arrange for and evaluate a professional building inspection. If structural or mechanical problems are turned up, we'll bargain to get them repaired by the seller or have the price lowered as compensation. We continue to represent your interests all the way to the closing, helping negotiate practical arrangements on whatever hurdles arise.
